Hi guys.

Just got back from my 3.30pm land lord cp12. yes its 6pm i know,

got there bang on time went inside and asked the tenant if everything was working as it should be and that they havent had any problems, they replied oh yes its all been fine,

as i put my tightness test on i noticed it was dropping 5mbar within the 2mins. i asked the tenant if they had smelt any gas recently.

tenant replies oh yes we get a whiff of gas next to the cooker all the time, its been like that for 3 or 4 months now,

i remove the cooker to find the gas hobs pipework had corroded away at a joint. i couldnt beleive they had left it like that for so long and not bothered to tell anyone. the tenant (a respectable working lady) didnt seem the slightest bit worried that she could have gone kaboom at any moment. ended up just replacing the pipework from hob to isolating valve as the whole length had began to rot away from the flux some numpty left on the one joint.

some people wouldnt know danger if it killed them.

ah well another life saved,,,, another pound made.
 
I am a tenant renting a flat and I personally don't fear calling my landlord up to get things sorted. I look after my place so if anything is broken or damaged, I'm not responsible. More a case of not wanting to recieve a bill for work on something I didn't do.

People shouldn't worry at all if they didn't do it. I have no worry giving my landlord a talking to if they haven't fixed things. I payed £7000 for a year and I want everything to be as good as new.

I've seen tenants like that and some of them certainly aren't afraid of the landlord, more like that can't be bothered! Neighbours call to report smell of gas coming from next door flat. Finally track down the tenant and "Oh, yeah, 's been like that for weeks, luv. No, I can't get home right now, I'm down the pub. It'll have to wait." 😡

My good deed for the day ... old gal corners me about cavity wall insulation after a post inspection at another property. "I've been soooo cold this year that I've been heating my home with my gas cooker." 😱

Gave a her wee talking too about using misusing that cooker, then fitted a CO detector and taught her how to turn the gas off in an emergency. Might not yet be GSR (not long now!), but it's a good feeling to know that something you've done today can save a life.
