Buying a new property which has recently had a gas safety certificate issued.
The boiler that is fitted is a Halstead Quattro Gold and is over 15 years old. The reading for the final combustion analyser is 0.0009
I have been told that it is highly unlikely that a boiler of that age would have a reading like that. Is this true? If so is it a case that it hasn't been checked correctly?

Did they leave a print out ? what were the rest of the readings ? if not happy get it re done.

Not true, a boiler of that age could easily have that reading. But at 15 years old expect to be fitting a new one soon

Maybe the boiler was on minimum output, it doesn't really matter as longs you got the cert

Operating pressure 29.52
That was the only other reading. It's just a safety record, nothing more

Do you have a rough idea on cost of a new one?

Yes, a combi is about 1000 & allow about 1000 to flush system & install etc, pretty basic costing, it could be less or more depending on a lot of factors...

You have a problem if operating pressure is 29.5 To high for nat gas to low for LPG, That's the heat output of boiler in Kw, look on boiler it will tell you what model it is.

Worried about the fact that I have shown the gas safety record to a plumber who says that a reading like that would not come out of a 15 year old plus boiler. I wouldn't name the company who did the check online but I do know that the plumber is a close relation of the seller. So I was worried that the boiler might not be as good as its stated to be and I'd probably have to buy a new one soon as I move in and the cost being thousands. If it was just a couple of grand I could live with that but I've been told up to 4 grand which scared the life out of me!!

tbh the boiler is near the end of its life anyway so you would be looking to change in the next couple of years anyway, and i would get other quotes

Be prepared to change it. Halsteads are pony at the best of times and a 15 year old one is already on borrowed time.

That's exactly what it says on the gas safety record,I'll try and upload a photo of that part.
So do you think there is a mistake on the record from them readings?
I'm sorry to be a bit vague on my knowledge of all this but plumbing isn't my thing, wish it was!

As above Luke, I'm amazed it's still working. Besides you don't have to analyse boilers that age.

If everyone looked this closely at there has certs the forum would be full of daft debates about pressures or kW... The fact is you have current gas cert checked by a gas safe engineer so don't worry about it!

4k is defs the very high end for a combi swop, that's like British Gas prices... 2 or 3 is more likely, it's all part of the scary owning your own property tho & buying a house with a 15 year old combi was your choice.
