I am quoting to replace this boiler that’s under the worktop

It’s a ground floor flat and they want a combi boiler. There are windows and openings all around and another flue directly above.
This is the only real option for the new boiler position photo1INFO.jpg
I have fitted straight forward plume management kits beforebut never a balcony kit

Can anyone suggest a better flue option?

Is the balcony kit likely to upset the people above?

Hi scott ... Well this is one I'd walk away from 🙂 to be honest! to much faff... however your preferred position looks pretty close to the window lintel? Also have you got the building regs clearances required from the window opening? 150mm min if my memory serves me right? It all looks a bit awkward 🙂
 
you will need 150mm from both the window and door and then the plume once re routed must not be a nuisance to the above properties.

can you not fit the boiler in the existing position?
 
I think you may find a legal flue position but will have nuisance problems with the above flat.
 
I would fit new boiler in ex location with a plume kit . My money would be on a logic plus due to small size and that all parts can easily be removed / replaced from front access panel
 
There is only 870mm under the worktop, the flue on the existing boiler is back entry and already a little way down the wall and tight under the window cill on the outside
 
What about up the other end of the kitchen to the left of the second window? Block up the air vent if needed.
 
Or looking like keston ? Out wall and along then all the way up above windows on first floor? Air inlet can be as you proposed. Is it a combi ? Just logic heat and system ranges have rear exit.
 
You could try a Gloworm flexicom with a direct rear flue!! but wont you struggle with the flue being directly under the open kitchen window?
 
I agree with Diamondgas walk away and let someone else take the stress. I've took on jobs like these before and soon regretted it, more hassle than they're worth IMO.
 
I have had a little think on it today I this is the best I can come up with, boiler as high on the wall as possible and then a plume management kit to away from everything outside. photo1-2.jpgphoto4-2.jpg
 
There are 2 floors above sadly
I thought the plume kit started with a bend looking and you could put another bend straight into this to go left / right as long as the termination was 500 from the air intake.
I will double check the mi's
