havent got an individual break down with me ( in the office). It was just agreed that a new combi would be fitted and the worcester was named. We assumed (wrongly) that our old combi manged fine so a new biggeer better combi would manage with the extra work

i would say no but its down to you and tbh if your heating eng was worth any weight/good he should of told you this
 
Well if you only car about using one of your three bathrooms then it would be perfectly fine. It's not fit to serve three bathrooms though and would stand out as undersized (surveyor permitting) that it was not fit for purpose.

Traditional system with unvented only I'm afraid. as mentioned a combi would be like bricking up the front windows

I would say that the heating engineer was probably not consulted and the builder would of said a combi.
 
To the op. Any combi would not be suitable for your property, however what is your hot water usage? If you are a couple in the house and the 3 bathrooms will never be used together it will not be a problem. If you have a family and there is a possibility that the bathrooms will be used at the same time then a combi is not the way forward.

Also what is the location of the boiler in comparison of the bathrooms as you may find you have to run a load of hot water off before you get hot water out.

Firstly. As mentioned a house this size would really warrant some form of hot water storage system. A decent builder should really have discussed this.
This is down to your probable hot water demand due to multiple hot water draw off points. A standard combi will strugle if two hot taps are run at same time in different areas.
If your showers are electric and you are aware of hot water demand issue you may get away with it.

Secondly. You would need to fit the Baxi Duo tec 40 to have comparably hot water flow rates to the Worcester you been quoted.
The baxi still bit cheaper and would be my choice against the overpriced Worcester is going down that road.

Notice on the web site showing the boiler that it does-not include the flue, If your happy with the possible problems of installing a combi then that is up to you, You would get a better warranty if you used a Worcester approved installer, also look at the ideal range of boilers (10 year Warranty) as B4 get away with combi if extra showers are electric, + gives you a shower when something go's wrong with boiler. (They all brake down at some time) regardless of Brand.
