FFS had to AT RISK a boiler today flue unsealed inside and outside , prv sticking straight out as well .Flat was top floor flat so at risk it turned off , left paperwork and notice with tenant . What the tenant has gone done now is phone HSE contacted landlord saying i have switched boiler off etc eytc etc.

Just had landlord on phone moaning at me asking why has it over 11 years its been fine suddenly i turn up and give a something could happen sticker.

This at risk is crap it should be either its such a middle of the road pile of pap .

Sat night and getting moaned at jesus
 
prv isnt a gas issue for starters, I have even used fire cement to seal round a flue once to allow it to be used and saved the hassle of a stroppy landlord. Often easier to resolve the problem ,charge them for it and go home with no risk of grief.

even fire sealant will do (wont luck pretty but will do in emergency's for a temp fix until you can go back)
 
I know prv isn't a gas issue however still noted my issue is flue and have no chance at getting at it as about 35 foot up and no way to do it off a ladder as pitched roof 20 foot below

Cherry picker would need to be about 500 foot long as it terrace housing and its rear of the house all backed onto other gardens.

Honestly this at risk causes hassle every time the use should learn of garages imho

the only other two options are either scaf or rope access
 
I have said scaff but got moaned at over cost .(not my problem )

Can anyone actually come up with an incident over a flue not being sealed outside ???

would set the co2 sensor off 😀

and at a push and i mean a push i guess you could use small amount of expanding foam (not recommended)

well you only turned it off, sensible tenant knows what to do.................................not that I have ever suggested doing so

Exactly dropped enough hints as what to do without actually saying it , so what does he do when i leave panic mode !!!
 
easy answer, do a wb, off flue bigger hole and push rubber seal and flue back out and seal inner hole.
 
i read through the back of the sheets to double check protocol , from what i understood ID to seek permission to disconnect AR to just switch off

Seen it flue comes apart because nothing is keeping it in place. Imo even if a flue is screwed it can still be prone to movement or being knocked out of flue turret from boiler depending if not cemented or sealed. Although only when both sides not sealed

What make boiler as not all need sealing, the collars do the job.
There is not a hope in *** of any poc's ever getting back in a building from a fan flue through a flue hole anyway, even in a direct gale force wind but there are dozens of ligit positions where it would happen.
Its all pish and we are forced to swallow it and deal it out.
