New drainage layout plan

Hello, first post and i hope this is the right location for my question.

I enclose a diagram of my new drains layout which i am doing myself. Because i am doing an extension thought i would also change the drains over to plastic and separate myself from my neighbours system. All water runs over to his side and down his drive.

But i also have my own outlet into the sewer via the front rain downpipe. So i thought lets run everything into here. We are on a combined system so there are no issues with doing this.

Can i get some feedback on my plan. Am i doing everything ok ? I tee'ed into the main run twice from bottle gullies. These are rodable so i don't think these need to go into the chambers, but i could be wrong.

Any potential issues ?

Do all manholes come with flexible connectors or are they all set in a fixed position.

You want some advice.

Get someone with experience in and let them do the job.
If you are questioning yourself and your abilities at this stage and questioning how to do the job, I thing you will end up knee deep in your own excrement.

No mate i am pretty clued up. Just wanted to get some feedback on my plan. I think i am pretty spot on with it all. Just good to get some feedback. Obviously you don't know much about drainage.

No.. I don't know much about drainage at all.
I've only done about a 500 to 1000 drains in my career.

You wanted advice, I gave it to you.
Take it or leave it.
You are obviously not as 'clued up' as you think you are!

What is the point of forums like this ??

They are about sharing tips and knowledge. If you say to every poster get someone in to do the job then these sites are worthless.

Problem is anything like this needs approval from your local building inspectors,

Your best getting them out and having a word with them as they might want it run a certain way

And most manholes come with ridgid / push fit connection

Yes i do need to speak to him, but he has proved pretty elusive in terms of coming out to view my extension build pre start and drains etc. He is on hols now it seems so i will need to wait until early july. No probs really.

I thought that You might have been `THE` Trevor Baylis - which would have made your comment - `I am pretty clued up` an understatement !

Although of course I am not stating that the Great Man has any knowledge of Drainage / Plumbing.

Although I knew that it was very unlikely that He would be using this Forum - I only found that You were not Him when I Googled His name and found that Baylis only had one `s` at the end - plus I am guessing that He would be too old now to be taking on such a project as your Drainage !

As Member Shaun has stated You MUST liaise with your Local Authority Building Control Officer about your proposed new Drainage system.

As He will have to specify / approve the preparation / trenching and `Falls` / Invert levels - Inspection Chambers and Routes / Connections and will have to Inspect the installation and Tests etc. getting His Specifications / Approval for the proposed works is vital.

It would be a very frustrating and potentially very costly situation to be in if You went ahead with your Drainage works / Plans only to find out when the Building Control Officer inspects the works that He wants things done differently.

You have been given `Good Advice` on here regarding contacting your Local Authority Building Control Officer find out EXACTLY what He wants.

As experienced Tradesmen we would be incorrect to advise you any differently because we have dealt with Building Control Officers throughout our careers - and sometimes found that they require works to be carried out slightly differently from what had been planned.

No good making plans without the input of the local building control people. They have the final say and if you put them in the wrong frame of mind then your experience of having your extension built will be a living hell.

Handy or not, makes no difference.

Drains aren't my thing, but I believe that the sewerage companies adopted all the the shared drains in the country in October 2011. You may need their permission if you changes involve drains that are either shared or not within the legal boundary of your property.

Hello Chuck,

As far as I know You are correct that shared sections of Drainage have been adopted as their responsibility for Repairs etc. by the local Water Authority - they will deal with Blockages / collapsed pipes etc. even on Private property but where the problem is on a section of Drain which serves more than one property.

However - Installing new Drainage or adapting existing Drainage still falls under the Building Regulations Part H Drainage & Waste Disposal irrespective of whether shared or not and therefore is still under the control of the Local Authority Building Control Department / Officer.

My section of drainage is my own and not owned by the water company. On semis's the water company owns all the pipe work where it discharges into the main sewer, so that is my neighbours side.

Will speak to the BC guy when back from holiday.
